Basement waterproofing

Waterproofing a structure below ground is a design problem before it is an installation problem. BS 8102 sets out three forms of protection, and the whole job is choosing correctly between them for the water, the structure and the use you have in mind — then detailing the junctions properly, because that is where systems fail.

Type C · Drained protection

Cavity drain membrane

A cavity drain membrane is the core of a Type C system, and it is the waterproof membrane most London basements actually need. Studded HDPE sheet is fixed to the walls, floors and soffits, creating a drained void between the structure and the finished room. Water that reaches the structure runs down the void into a perimeter channel and away to a sump. The building stays wet; the room stays dry.

Spray applied tanking

Spray applied tanking puts a continuous, seamless barrier onto the structure. Because it is sprayed rather than laid, it follows complex geometry without lap joints — which makes it a genuinely better answer than sheet or hand-applied systems on the vaulted, irregular substructures common under Victorian London.

Sump & pump systems

A drained waterproofing system is only as good as the pump that empties it. The sump is the point where the whole design either works or does not, and it is the element most often undersized, fitted without backup, and then forgotten until the day it matters.

Basement monitoring

Everything else we install is passive. A membrane cannot tell you it has been punctured and a sump cannot tell you it has stopped — you find out when the floor is wet, which is usually months after the thing that caused it. Monitoring is the part that closes that gap: wireless sensors around the property, a gateway with its own mobile connection, and an alert on your phone the day something changes.

Heat recovery ventilation

Ventilation is the half of a habitable basement that gets designed last and causes most of the complaints. A room below ground often has no window anybody can open, so the air has to be moved mechanically — and once it is being moved mechanically, there is no longer any reason to throw the heat away with it.
